Rising damp or penetrating damp? Telling them apart

Treating damp before you know its cause wastes money. Here is how the three types differ and why diagnosis comes first.

Three problems, three fixes

Damp is a symptom, not a diagnosis. Rising damp, penetrating damp and condensation look similar on a wall but have different causes and need different treatments. Treat the wrong one and the damp comes straight back, so working out which you have is the first and most important step.

How to tell them apart

Each type has its own tell-tale pattern on the wall.

  • Rising damp — a tide mark low on ground-floor walls, rarely above a metre, sometimes with salt staining
  • Penetrating damp — isolated patches that worsen after rain, often tied to a defect like a cracked gutter or failed pointing
  • Condensation — black mould in corners, behind furniture and around windows, worse in winter

The right treatment

Rising damp is treated with a chemical damp-proof course and replastering of the affected area. Penetrating damp is fixed by curing the defect letting water in — repointing, gutter repairs, a cavity issue — then making good. Condensation is about ventilation and heating, not sealing the wall.

In basements and cellars the answer is often tanking: a waterproof barrier that keeps moisture out of the finished room. We diagnose first, then treat the actual cause.

Related questions

Is rising damp as common as people think?

Genuine rising damp is less common than it is diagnosed. Much what gets labelled rising damp is penetrating damp or condensation, which is exactly why a proper diagnosis matters before any treatment.

Can you waterproof a cellar or basement?

Yes — tanking applies a waterproof barrier to keep moisture out, turning a damp cellar into a usable, dry room. The right system depends on the structure and how the space will be used.
