How long does a steel beam installation take, start to finish?
The realistic timeline
The steelwork is quick; the paperwork has lead times. Here's the honest sequence for a typical kitchen knock-through:
- Week 0: survey — measurements, photos, access check
- Weeks 1–2: structural engineer produces calculations and beam spec
- Weeks 2–3: building regs application lodged; steel ordered (2–5 working days)
- (If a party wall is involved: 2 months' notice unless the neighbour consents sooner)
- Install: day 1 props and needles in, wall out; day 2 beam in, packed, propping out
- Days 3–4: fire boarding and making good, ready for plaster
- Final inspection and completion certificate follow from building control
What stretches it
Party wall notice is the big one — two months unless your neighbour consents in writing sooner. Services in the wall add a visit from a plumber or electrician ahead of the strip-out. Engineered items like goalpost frames add fabrication time. None of these are problems if they're known at survey; all of them are problems if they're discovered on install day, which is what the survey is for.
